1Laning Phase. If you are taking Egg then try not to play too aggressively. 4.8k investment on green.

Extra Regen
If your second ability is not able to sustain you and you need extra healing in laning phase.
Torment Pulse
Yes. You need to get this early game. Really good for farming and dealing some extra damage when you are pushing with your Aura of Suffering.

Kinetic Dash
For more fire rate. If you are not comfortable with dash-jumping then then get Swift Striker instead.
Golden Goose Egg
If you feel it is going to be a long lane. Especially if you have a tank in front of you. Don't prolong too much before claiming though. 2000 should be enough.
Extra Health
3Mid Game. You have 2 6.4k items to buy here. Try to farm strictly and try avoid fights as much as you can until you at least buy Infuser.

Dispel Magic
Though it is an optional item. But this is extremely overpowerd. Cleanses everything. Knockdowns, any Damage over time attacks or status effects, Warden's Binding Word, etc. Highly recommended.

Ethereal Shift
When the enemy has become super fed and you are not able to tank efficiently.

You will procc Spirit Burn very easily with the amount of damage you will be dealing with your Aura at this point.

To enhance your healing even further.
Spirit Lifesteal
You heal with your 1 and your 3. Really necessary for survival. Builds up to Infuser which is key for this build.
Enduring Speed
You need speed to catch them inside your Aura of Suffering.
Tanks need HP.
Infuser
Built from Spirit Lifesteal
The most important item of this build. Insane survivability. Before activating your Aura and jumping in a fight make sure to always activate Infuser.
Escalating Exposure
Built from Mystic Vulnerability
Insane DoT with your Aura of Suffering.
Rapid Recharge
Once your 2 is maxed, you get 4 charges with each charge having a CD of 14.2s, and 5.6s delay between each charge activation.
Greater Expansion
Built from Mystic Expansion
Even more range for your 1, 3 and 4.
If Spirit Damage heroes are being a problem.
Warp Stone
If you are not able to get out of fights or not able to chase your opponents.
Debuff Reducer
Mainly for Shiv and Infernus.
Juggernaut
Built from Enduring Speed
If you have extra souls at this point.
Boundless Spirit
More damage for all your abilities.
Cursed Relic
If you need to shutdown an enemy completely.
